And even if you have one, wouldn't you want more transparency with who the borrower is, their track record, property LTV, title and whether they fulfilled certain milestones before making another draw of capital?

Don't gotta be mean but definitely stay on top of what's going on and be very firm.I didn't have clear enough milestones and wasn't on the job site enough.

If they meet that milestone, we then relieve the remaining arrears - it gives them the incentive to make their payments on time.

Maybe you'll realize you want to put time into reaching milestones in something other than real estate.Also look into goal setting/journaling.

The 100k mark is significant because it is a whole number that is not small and yet not large, but a milestone.

My "Why" is because I want to continue to be an active mom in my children's lives (more specifically...not to miss school events, milestones, and just spending time with them), to be able to leave something behind for them (and future generations) that they can build on/take over if they want, and to continue to fulfill my wanderlust as much as possible.

I paid for materials + labors separately vs. a draw schedule by completed milestones since it was my first time and I wanted to be hands on.
