Is this purely a market appreciation deal that you're meant to hold onto 10+ yrs for it to make sense on paper?

Longer bridge loans up to 2-3 yrs aren't much more interest rate wise anymore and don't have prepayment penalties.

Glad this post of yours was restored Patricia, i like the topic, thanks for posting.My rates have always fluctuated too however it hasn't hurt my ranking with VRBO.Personally, i noticed for my listing, the ranking improved once i achieved greater than 50+ reviews and once my listing matured (listing age greater then 4 yrs).

We did it once about 8 yrs ago (although it was structured more like a lease-purchase).

But with the ability for sponsors to buydown floating rate caps for the next 3 yrs, it is up to you if you believe their marketing.  

Yes, there are contracts, there is written communication behind every agreement, but in my 14 yrs as a landlord, and 17 yrs working in commercial real estate, talking with people (tenants, brokers, contractors, etc) is always best.That being said, if you are serious about buying any property and you struggle with the likely tenant/landlord relationship, I would begin interviewing property management teams, to take the direct tenant relationships off your plate.  

In regards to sharing your experiences and resources, would you mind if we connected and stayed in touch as I still have approx. 3 yrs before I’m even eligible to leverage it and just collect as much info as possible? 

I have been going through entitlements for clients for the last 5-6 yrs to allow substantial/major renovations and new developments.

I believe you either do the simple 27.5 yrs depreciation yourself or hire a tax pro, but the latter option is not guaranteed to pay for itself.
