Properties are sitting on market for a bit longer now that supply is slowly creeping back up. 50 days isn't too terrible compared to the greater PHX area. 

this sounds like a massive BK in the offing.

I doubt I could find anything that would cashflow unless you put over 25% down. 

Not to mention the very long list of the horrors that density of housing combined with poverty has brought all but 100% of the time over history. 

You mention Amazon, look at how they play suppliers off each other and even create their own supply chain.  

The rental market is pretty rough here in the Austin area due to a glut of supply.
