Hello All, I have a client asking if they could buy a portfolio of 5 properties (at a "packaged deal" rate) and sell off two of them to recoup some of the initial down money needed to buy them. 

I am in Central Florida and have some great PM relationships, but none of them cover all the areas I service, so I tell my clients, let's find a property, and then I can connect you with the Best PM that covers the area. 

It also identifies signer names within the documents, allowing you to uncover the owners behind the ownership entities.Currently, lenders primarily utilize the platform to monitor client and bank activity, but we're exploring options to tailor the tools for investors.

My firend once had a client who did a high end remodel in a somewhat modest neighborhood.

I looked at local companies, and while many locals have great boots on the ground, they lack the economies of scale and systems like what Avantstay uses to attract, vet, monitor, and enforce. 

The best deal I can find today is one that you buy cash, invest a rehab and when you pull out 75% of your ARV you leave maybe a small amount of money in the deal and you break even (BEFORE DISCOUNTING FOR VACANCY, REPAIRS, etc) Yes that means you leave like 10-25k in the deal and your payment becomes $3000/m and your rent is $3000 a month or slightly less.This is for my local market and for Class B or higher RE. 

I have clients though that I fund that have built some incredible portfolios. 2 of them over 250 SFRs that I funded for them and they refinanced and paid me off..
