Currently, I live in Hawaii, house hacking my own property, and am looking to expand into out-of-state long-term rentals.My goals now are to master the art of wholesaling, continue raising private money, and build a strong portfolio of long-term rentals.

I'm under contract on my second house hack property and first duplex.

Renting could allow you to focus on paying down debt and saving for a larger down payment, while buying now could help you start building equity or even generate passive income through house hacking.

This will be my first pure investment purchase, my experience up to now has involved house hacking.

The only reason I recommend focusing on a couple neighborhoods, is because house hacking entails buying in a neighborhood you want to live in.

Hi Brenden,Your plan to use a HELOC to convert your basement into a rental unit sounds like a solid house-hacking strategy, especially if you can get $3,000 in combined rent.
