So, I gave him a 1-day notice on May 2nd, since he hadn't paid rent on the 1st, and filed for eviction again on May 3rd, requesting full payment of May rent, plus filing fee, plus future late fee, plus eradication of any trace of paint that he used to vandalize the property.

MoldI got a quote from a legit/reputable mold company, $2,700 to eradicate the mold in the whole house (even though it's only in the corner, he reports that because the inspector located it in one little corner in an area of approximately 3 sq ft, he now has to perform an AQT and clean the entire unfinished basement and have all vents scrubbed and sprayed with antimicrobial solution).

If bed bugs were found, we would use those funds to pay for the treatment to eradicate them and any residual would be released to the Vendor once there were no more bugs (90 days after treatment).
