The need for building permits in the counties is limited to plumbing, HVAC, & electrical. 

New Roof, New Windows, Paint interior/Exterior, New Appliances, New Garage Door, New Fascia, New Fixtures (Bathroom and Ceiling fans), Electric Service Upgrade, 1204 Sqft, built 1960.

Roads, water, sewer, gas, electric, etc..I'm also here for any discussion on any other items that might be of note, trying to learn as much as possible on this front.

It was a huge investment, but it cut the electricity cost by the full 2K per/mo all summer.

yeah the tenant pushing back is my concern. it just so happened that this happened with the tenant that seems to not like paying. and the heating is electric and this winter has been extremely cold which caused the electric bill to jump up to $800!

I would be more hesitant if they were added on (new plumbing and electrical) vs just upgrades to existing.
