Lodger has verbally agreed to surrender premises (mailed back keys from jail) and but stated since has no living family members available, requested his security deposit back and month to month storage of personal property (passport, social security card, US Army Veteran Honorable Discharge paper, about 5 suitcases of clothing and a couple milkcrate size boxes of misc personal belongings, that's it).

Obtaining the quit claim deed as well could save them costs as w/the bk discharge they can't attempt to collect/contact if chp7 without a reaffirmation agreement.  

The reason you need to cover your families gross wages is that if there is ever a liability claim against you, you can not discharge it in a bankruptcy so the only way it goes away is it must be paid.

Try Pacer.gov its a court document site, I use it for locating recent chapter 7 and 13 discharges.  

Later I will wire or overnight any pay offs and track to be sure any discharges are recorded.
