I'm working with my brokerage to get myself HUD registered so that we can bid on the HUD properties but my question is to anyone who has dealt with these lender/government owned properties before; are they worth pursuing?

I think one thing that is helpful, is to be more directed in your question and what you're looking for with regard to coaching.

Remember, your goal is to be able to sell once you finish.

Personally knowing the founder of BP, Josh Dorkin and the current CEO, Scott Trench, I can tell you that their intent in starting and growing the bigger pockets community is to encourage investors of all experience levels to share their experience and network with like minded individuals. 

For example, our process on setting fees and splits is to underwrite conservatively for LPs to get 80-100% ROI on their money in 5 years.

My goal is to purchase 15 units in the next 5 years, and produce a cash flow of $20k per month within the next 10 years.  

Just make sure to vet them carefully.Overall, my advice is to keep things simple for your first deal.

My idea is to 1031 the SoCal property into the in-laws farm and rent back to them for a minimum of two years, and then decide if we keep renting it to my in-laws, or move my family into it.
