I don't see anything wrong with that approach but there isn’t a complete alignment of interest (the individual who wants to take over all construction services will want to focus on the projects with the greatest construction fee earning potential; the brokers will want to pursue more for-sale projects etc.).

Personally, I do not like any strategy or approach that aims to benefit from the misfortune of others.

I would caution this approach as a cpa.

Most investors make the same rookie mistake: They focus on problems instead of people.

To invest out of state successfully, focus on building a strong local team (agent, PM, contractors), automating deal analysis, and using contingencies to protect yourself.

Right now, my focus is on leveraging my degree and skills to land a higher-paying job, increase my annual income, and ultimately grow my net worth.Real estate has always been something I’ve been interested in, and my long-term goal is to start investing in both real estate and retirement to build financial security.

If you’re not satisfied with your current attorney’s approach, it may be worth seeking a second opinion to explore other strategies or angles you might not have considered.Next, focus on compliance with housing codes and tenant protection agencies like DCF.

@Nicholas A. your shotgun approach has a high probability of getting the exact quality you put into it.95%+ of real estate agent, many of them posting they are "investor-friendly", only know how to deal with owner-occupied transactions.
