I was shocked when my brokers (been with two different brokerages) mentioned this, because in my corporate job deadlines are deadlines; I can't call my Finance Committee and ask them to push back a meeting because I do not have the presentation prepared.This per diem concept was news to me, as I haven't experienced it previously in other transactions that had minor delays.

You won't get exact approvals on the spot but if you have something to work with like you can build on your lot " x amount of sqft, x set backs from road, x height clearance, x parking spots per unit etc"On an email or even a letter signed then that is something you can use to move forward with the deal..Also if you don't think it's competitive you don't have to submit an offer and just meet with committee..This doesn't cost you anything..

(Im on my trade associations public policy committee, and this is an issue we have a big voice in)Also, Im just quoting these regs quick and off the top of my head, dont take them as the exact or only regs concerning this.In Montgomery County...it is hard to find a property that has the driveway space to make them legal.
