The drywall inside on the other side of the fire, was undamaged.I also ordered the fire report, from the fire department, that indicated a cigarette, as the likely cause, and noted it's presence, in the area of the fire.So now I have evidence, my tenant is lieing to me.

When I bought the building I made it smoke free, and he was a smoker (as was all of his company).

Listening to Brandon's Podcast here makes me think that i need to buy a property that is falling into a sinkhole and covered in black mold and then get my "Justice League" of contractors to fix it up before I can make a profit off of it (using the BRRR strategy).I desperately want to jump off the high dive into real estate investing but Im deterred because I dont want to buy a property with more cigarette smoke damage than a 1950s casino.

I also have recently decide to use the BP lease and after spending time going over it, in my opinion its great option for new landlords and bargain on top of that.This morning while leaving my property I notice some cigarette butts outside the rentals garage.
