I live in Rockville Centre NY on long island and as many places in NY the towns around me have taxes from 10-15k per year.

After the COVID lock down and the accompanying WFH, followed by the BLM protests and talk of defunding the police, many people are looking to get out of the large urban centres and out to the suburbs or more rural communities.

This is what I currently invest in, and until not so long ago, thought it was pretty good: 1 bedroom apartments in a big city, about 8 miles from the city centre, where everything happens and everyone wants to be. 

Stay away from the big city centres.

Colleges have become indoctrination centres.

What are good locations that are relatively close to the centre (since we'd probably be working there, and also our tenant).What are good areas we should look at?

One of the biggest is held the third Wednesday of each month at the Texans Grill in City Centre and is hosted by several local real estate investing vendors.The most important thing to remember though is that you'll only get out of these groups / events what you put in to them.Best of luck!
