It is a 900 SQ FT home built in the 1960s and sits across from a cemetery.

What @J Scott said.A few others to keep in mind- weird, bad, "unique" layout-close to train tracks, cemeteries, airports-on a busy/loud streetI wouldn't say these factors are deal breakers but they might limit your buyer pool when it comes time to list.

Other factors I look at for my buyer clients include flood zones, double yellow lines - especially numbered state roads, airstrips, shooting ranges, landfills, wastewater treatment plants, school zones, train tracks, industrial noise sources, neighboring businesses and cemeteries.  

.; too rural/too urban; neighboring uses detrimental to the property's value, e.g. railroad, warehousing/industrial district, jail/prison, cemetery, etc.I hope that helps!

The upper east side that is north of Riverview Cemetery (34th St) is fine.

That said, the property is directly across from a cemetery. 

MHP's seem like they need just a little more care and management than a cemetery (those don't have as many utilities).

IMO, the only LL friendly properties are cemeteries. 

My family back home where I grew up in Southwest Virginia always associated Arlington only with Arlington National Cemetery, so I always got funny looks whenever I told them I lived in Arlington.
