If they show you paperwork I would still keep it as a back burner possibility while you put your time/effort into someone else. 

This got put on the back burner for a bit.

Currently has oil heat with an undersized old oil burner.

Then, you need to call in the appropriate vendor, repair person, or replace the appliance.For example, the policies/brochures that I have seen say (from memroy here) that for a forced hot air furnace they don't cover the burners, the fan / fan motor, the induction motor, the controller electronics, the ductwork, and the heat exchanger. 

Again, I would put getting the house rented by a paying tenant on the front burner. 

I'm just starting out in real estate and am interested mainly in wholesaling, flipping, rehabbing, with rental properties somewhere on the back burner.

Unfortunately our politics of today definitely tends to place accountability wayyyy back on the back burner.

Hi Biggerpockets, I recently had a tenant that caused a fire by knowingly leaving their apartment while she had items on the stove with the burners on.

It was not a HELOC, but I did feel like my loan was placed on the back burner a few times.

I would recommend that you put tax sales on the back burner, until you have more experience.
