Life insurance payout of applicant's late spouse as income qualif

I have a prospective tenant that is going to receive a life insurance payout for spouse who has passed.  The applicants income alone does not meet income requirements.  Income is $5000 and qualification amount is $6525.  

Applicant does not know what the payout is, as the death is recent.  Applicant is confident that rent payment will not be an issue.

Should I consider the life insurance as a qualifying income source?  If so, how can I verify it?  Do policies payout as monthly income or lump sums?
