Plus I was board.. and started to build new business's grass looks greener.. for sure but unless they are fluent in the local language there is going to be some major adjustment specially the kids.. al though kids are more resilient. 

Some of the family-business real estate companies are starting to move from the (typically) patriarch who started the company in the 90s into the kids who are in their early 40's +/-.  

Can you call a board certified real estate attorney for free to ask questions or resolve simple issues?

They found it out, andI had to go to the planning board and zoning board, hire an engineer and architect to make the fourth unit legal.In my opinion, the realtor should have verified the zoning, and if you used bank financing, it's pretty rare for the bank to miss it as well.You are probably going to have to hire an architect to draw plans and to get it approved as a triplex.I wish you luck.

I would probably work with an attorney in North Carolina (or wherever you live) to do some estate planning since you do have young kids.

If I have a capital provider whom wants to be 100% passive and is ready to invest $100k with me (cash), and I have all the syndication structure and offering documents for this project... can’t I just find an accredited investor, present them the deal / get them on board, and go through them?

I have two kids in middle school and I'm trying to get myself ready to retire by 55.
