College kids don't need a palace. 

Get a good team in palace that will work for you and they will bring you deals. use the BP search for lenders in your area, or even out of your area that you would like to invest in.

I forgot the Christmas market at the Thurn und Taxis Palace. 

It sucks.And when the deal is done, go back to, what I call, your "Peace Palace".

@Phil Evans - to reiterate what a lot has already been said, but, Manayunk/Rox is a very popular area for Real Estate Investing and renters.

You could be in orange mound but then also close to the pink palace and everything in between.

I would highly suggest though if you have time today to come attend my event in Salt Lake, Hawaii (Near Ice Palace, and JBPHH) from 3pm - 6pm.

The rest of the place may be a palace, and you want to label them a slumlord if the stove didn't get cleaned as well as the tenant wants?

I'm not looking to make it a palace, I'm just trying to get ideas from people that have been around the business for a while.

in my experience, people who try to sell by owner are convinced that they can do a better job than a Realtor and that their property is a palace which should be worth 25-50% more than neighbor's house
