Someone self-managing and DIYing the design/furnishing has the potential to see the higher end of the return assuming they are a good operator; while someone who outsources the design/furnishing and management will of course see the lower end of the return as they aren't putting nearly the same amount of time into it.

In my opinion, if someone is taking on all of the other management tasks, I don't see why they would just outsource maintenance management.

Most of the labor expenses I have budgeted for to outsource when I purchased the property.

They used to be the best, but now so many seem to outsource the process and maybe both the originating CU and the people they actually farm the loan out to try to make some bucks off it.  

However the maintenance department ( especially after they outsourced to SMSAssist) is such a nightmare that I am looking for a new property manager.

It looks like the Board outsourced part of the enforcement to a 3rd party company.

Do you see many folks outsourcing the management and still cash flowing?
