There was a murder/crime slightly after I acquired it in this neighborhood which is very rare here.

no mystery. 

All I think when I hear Maryland is Baltimore and thats scary to someone who lives in an area that might see 2-3 murders a year for a 50k population in the 8-9 small towns in my area.

The phrase "buying down in square footage" is a complete mystery to me. 

I will say that the fact that hiring a PM would murder your numbers does make me a bit uncomfortable.

If the appraiser drives by your house, or more likely does a google drive by and sees the  warning signs... they will murder your house on appraisal.The current deal I am working, the house was basically move in ready... they just left it a mess, didnt stage it, overpriced it, marketed it NONE... had a garbage realtor, and had moved out of state and were eating the mortgage. 

In a hot market just list and sell it.. no mystery.. 

Another weirdness that you may or may not face...many of the homes were continually having big wet spots appear in/on the slabs, hundreds of people, were calling leak detection services, thinking an underground plumbing leak was causing these mystery wet spots.

There was a house in my marker where 3 owners in a row were murdered in the house, Super bizarre.
