The bigger question on everyones lips is what happens next, many people are focused on what happens next with inventory and pricing and I think thats a major component, but my bigger focus is lending and the job market as those two indicators will give us a better idea of whats to come.

My first blush is you can't do this. 

Such as what will the Federal, state and local Governments do to offset it, (some areas take steps to uplift their residents lives, and some areas give only lip service to it steering money to certain things that do little but continue the suffering as a profit center--such as some areas helping the homeless by giving them shopping carts vs really helping them).Also the underlying industry base will play into it, for instance Houston makes chemicals that are used worldwide in other industries, is that a positive or a negative---(and for how long) time will tell.

The solution is total accountability and visibility for both landlord and tenant.The only reason for the SBA solution is to make BANKS rich at our expense while paying lip service to the problem.

She calls and the language would make a drunk sailor blush , while she is screaming to her brother in law , I call the cops .  

Most times, I end up loading my realtors lips, and advising her on how to negotiate.

A wise investor / friend of mine once said if his first offer doesn't cause him to blush, he knows he offered too much.  

People tend to be a little more tight-lipped on their losses. 

What I am not certain of via hearing it from the lips of a foreclosure attorney is what that X represents - I believe it is 30 days but it may be 60 or something different).
