Now idk if they plaintiffs were unwilling to settle or if they just said screw it let’s take it to trial but they didn’t settle this time.

In all fairness this is a bigger rant than just your situation but in general I don't believe that people respect contracts as they should and are quick to hold the other party responsible but unwilling to look inward when the shoe is on the other foot.

Neither are trustworthy, neither offer value.You need to network, and if you're unwilling or unable to do this, then you research carefully.

If a seller is unwilling to complete one it would make me think they have something to hide. 

I would ask the seller to deliver the house vacant but most sellers are unwilling to do that due to fear of the deal falling through and losing rental income.
