Hawaii has been very slow to open up after covid for the locals but tourists have no problem. 

It's a few meters from the water, it is a very popular scuba diving spot in west palm beach and a location that gets many tourists.

The area has a large tourist foot print and fetches a high price.

So long story short there is a 3600 sq ft property in a nearby town that is tourist centered.

And the cathedrals in cities are being torn down or turned into tourist traps.I don't know if there are other reasons but some of these payouts are absolutely massive.

LOL Not buy too far away from the major tourist sites.

Here is a breakdown of our costs:Rent: $1600-$1750Property Management: 10% of Rent Apartment Fees: $125 Mortgage: $780I am worried about opportunity cost, since building an ADU in our backyard (we live very close to Sofi stadium and a number of other high tourist areas in Los Angeles), paying off our high-interest renovation loans, and investing with partners in multifamily would help us more in the long run - but it is hard to let go of your first property that has very stable "rentability".
