He will install new luan on top of the plywood that currently has carpets in order to make the floor smooth.

I recently acquired a mixed use property that was a motel in the past but has been transitioned to a more traditional MFR.

I've only been with them a few months and I didn't want to bombard them with special requests during the transition period.

As for transitioning to a commercial property, creating an LLC to manage your first property can be a good step.

During that transition, I installed about 800 sq ft of flooring in the 2,000 sq ft property (previously vinyl sheet in the areas replaced).
