In my contract the washer dryer are for the convenience of the tenant as is a refrigerator, stove, microwave, oven, dishwasher. if they go out the tenant has to pay for the repairs.

I would get a sturdy table and place a larger than College dorm refrigerator (but not a full size Refrigerator) on it, a small apartment size electric stove (eliminates the gas line) , place a stand up 5 shelf in the kitchen for pots and pans and dishes.
