A municipality local to me had a "one strike" ordinance for a while where if anyone on the rental property was arrested (not even convicted) of a drug or firearm offense they would shut down the unit for 6 months so the landlord wouldn't get any rent.

I want to handle this with tact, and the last thing I want to do is be offensive. 

**Now, I have no idea what company you are referring to, so if this is actually a reputable turnkey company (not a marketer) that I simply have not heard of (despite being a turnkey provider myself and an active member of BP), then I apologize for any offense caused. 

No offense, but it appears in your two whole years of successful deals, you write like you’ve developed the Midas touch.

I imagine these expenses are very important to factor if your sole job is real estate investing and that is your only source of income.I also am wondering if it is offensive or bad strategy to low ball an offer.

There is also working with a respectable Buyer's Agent, but I have found them to be limited to specific zip codes in a particular market (small areas) or not knowledgeable in investing at all (no offense).

No offense or anything - and I'm trying to be polite here - but that sounds ridiculous.
