There are several marketplaces for notes and more coming online- Hard to say where the discount would fall without putting it out there- but the more solid the package and the the more in-line with property valuation it is, the easier to market. 

Throughout the process I found myself critiquing the agent (just in private thoughts) on how I would have handled each hurdle we encountered. 

One “package” of homes I’m looking at right now has $2,500 per year in phone expenses.

Kim Herrick , I recently had an estate sale package with - surprise the day of the scheduled closing - one tenant being behind on rent.

Once I know for who they are I figure out where they live, write up an offer with proof of funds attached, and a check for the full amount I am willing to offer paper clipped to the front of the package. 

See if you can get some calls going to local brokers to get a better understanding of the market and the properties you will encounter.

I bought a package that included prelicense, post license, and exam prep.

Would like some insite of different program packages others have used to start their brokerage.  

They are discussing pre approved financing, package deals, fix and flip, and even development potential ! 

One of my investor friends is in a jam because he wasn’t allowed to sell a couple of the properties within a package b/c of the UCC filing.
