They may move "up/down" in neighborhoods but their life skills are likely to remain the same.A tenant rating system(TRS) obviously can't be published so I can only see a TRS being used to vet applications and documented in your accept/deny documentation.So how / where do you see this being used?

I have 24 units and I'm also in the process of evicting one of the tenants and I don't want to look like a jerk by not extending the same courtesy to them, but they've just been such horrible people and abusive to my building I don't feel like giving them a damn thing.

On the other side, the seller, the bank might fix the issue if you request them to just fix it, and not ask for credit, as if they receive an inspection report showing mold, they have to disclose to all buyers if the property goes back on the market.In the same time, if it's not that much mold and the bank denies your request, you should be able to fix the problem very easily and should not be very costly.Good luck!

The date of the sale came around and the bank tried to stop the sale again but the judge denied it and the bank bought the property at the foreclosure.

@Alain Perez-Majul, if your Broker friends are MAKING MORE MONEY as Wholesalers than as Brokers (after finding their own deals), then in my books they are denying the Seller as much money as THEY should have made - which surely MUST be forbidden because of their fiduciary duty!
