It was installed brand new so it certainly should not be having any issues this short into its life, but there has to be a point where the seller is no longer on the hook for issues a buyer faces.

No matte what the DP you come up with, if you are using your HELOC to pay for it, the monthly payments on that HELOC will just make it worse.The killer is the $20k over the next 2 year...that's $833/month.The net result of all of this, as it is setup here, is you will be having to come out of pocket $375/month every month for the next 24 months...plus whatever the HELOC payments are on top of that (probably at least another $125/month for a total of $500/month.This means at the end of the 2nd year, you will be $12,000 to the negative...as in losing money.From that point forward, there should be no more HELOC or extra payments to your Aunt (the $20k...$833/month).
