With the consistency and the accuracy of the numbers that we provide as well, they end up closing many deals with it.

The bottom line is you will never have 100% accuracy in your estimations no matter how much data you collect and analyze.

In this example I will have the hands off garage conversion have a cost of $150K and a rent of $1.5K. it does not matter much the accuracy of these numbers to depict my point. 

With it being the 1st of the year, I was curious if anyone else would mind looking at what AirDNA reports for their STR's and say whether their gross income was either under-reported or over-reported, and by how much?...

If you look back at all of the discussions here about AirDna, you will find that most STR investors do not trust it's accuracy.
