What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

As mentioned above this means separate bank accounts, no commingling of funds, documents executed in entity’s name.

Little did I know, that I just entered into a highly dysfunctional situation where the seller has already been brought to court to sell and was refusing to sign the closing documents.

She is unwilling to sign the document, not because she disagrees with what I've put on the form, but because she flat out refuses to sign.
