The first day of the seminar was motivational speaking, telling ppl how to become rich with this deal (still not mentioning anything about buying left overs or OTC deeds)  Every presenter gave same little speech, of course they all said "You don't need money" and keep pushing their lender, which is pretty much themselves with a different name asking for 3% interest a month...

But then it was a nightmare of communication, we soon realized that we had to do a bunch of songs and dances to convince them to sponsor our deal, it took 4 or 5 days for them to make time to sit down with us only to tell us that we needed to schedule another meeting in another 4 or 5 days to get Tyler on the phone and let us try and convince them to sponsor us and by that time someone else was awarded the deal and we lost out.

Agreed I did hire a property manager just as soon as I got the complaint I just don’t want to deal with anything legal/court system especially in dcmy lawyer advised me that if I can settle for a month or two of free rent so do it but you’re right having my attorney handle all communications mivhh is by forward

Conversely, I also know people who find communicating with guests and cleaners to be incredibly draining, they don't know the first thing about managing an STR nor does it particularly interest them, and they would rather spend their time making money in their main job rather than taking on a side hustle that they may not be able to do as effectively.
