Appeals that get answered in under 100 days only get denied 11% of the time (1/3 of average). 100-200 days is twice that at a 22% denial rate. 200-300 days is 31%.I've published the data analysis if you want to filter for permit appeals in other categories (building additions, combining lots, new buildings, etc).It seems to me like it's a huge pain to go through the variance process.

@Marquis Harris I think the three main ones these days are Craigslist, Zillow, and Facebook.If you're asking a reasonable rent, you will be inundated with responses - I strongly recommend you have (or quickly develop) screening systems to handle the volume of inquiries you will receive.There are a lot of resources for tenant screening here on Bigger Pockets so you should find everything you need if you spend the time researching the topic.

This came in under their max of $82.5k they would lend me, so the deal worked.It was a small local bank, which meant 0 points, 5% interest, and a loan that would convert to a regular mortgage when the rehab was complete, so no need to refinance out after the rehab, and therefore no 2 sets of closing costs.
