Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $55,000
Reno - $45,000

ARV - $148,000

Rent - $1,300

BRRRR deal in Dutchtown, STL, MO. I purchased this duplex two doors down from my first one. This appeared to be a stalled rehab where the previous owner must have ran out of cash but had completed a lot of the hard work for us. Purchase price $55,000, Reno $45,000 and the ARV appraisal came back at $148,000! Both sides are leased for $650 and I was able to leave very little of my own cash in the deal all said and done.
