My first "close" was to convince them to board me as a new agent, despite the fact that they hadn't come downstate yet (not on local boards, MLS, etc, so for them to invest in that would require a lot of belief in what I wanted to do).I also started learning about marketing (focusing on digital) for my next book launch and got so passionate about it I contract my services out to local brick and mortar businesses (I will assist with their social media content, write blogs, email campaigns, run their ads, re-do their website, and more).

I made some other assumptions, but I'm seeing mid single digit cash on cash return and not enough cash flow.

I have a side thing i do. its by no means profitable but i enjoy art, so i run a small biz doing logo design and branding.Its fun and I dig it! 

I have not met the tenants as they were not there when i posted on their doors with my contact information and how rent will be collected digitally through paypal or venmo.

I guess you could say I am very familiar with "digital real estate", but am not sure how much crossover there is with "physical real estate".  

It has to be more than just a digital bandit sign. 

Have you managed multimillion dollar assets before, can you give me a track record of consistent double digit returns?

As much as I love design and paper and print and the touchy-feely stuff, digital is king.
