Trade up?

Most of the deals I do are with truly motivated sellers who can't wait that long or for some other reason don't want to sell through the traditional route and are willing to trade equity to avoid it.That said, be careful in analyzing your deals, and don't get caught up in the hype and pay more than you should because you baked appreciation into the numbers.

You are getting some good cash flow, and trading up for higher value properties is something I've considered (I've got twice as many properties as you and getting about the same cash flow - more management headaches, but they are bread and butter median income rentals).A few options I see:1.

Can someone give me their story how they made the relationship with a bank and got their reos. i know this is a big trade secret, so maybe someone who is located no where near massachusetts.Thank you

My wife and I have very stable, well paying jobs in the Washington DC metro area, but we've made the decision we want to take charge of our financial futures instead of continually trading time for dollars like our families do. 

Unless there are conforming bedrooms there that are necessary to hit your ARV, we essentially trade dollars when we finish basements.

I do not want half fast pluming jobs that lead to leaks and issues down the road so I am willing to pay a bit extra on this trade.
