A survey by IGM Financial’s Investors Group shows that individuals with at least $500,000 of investible assets view a mortgage as “a considered and deliberate investment strategy.”Most could manage without a home loan; 76 per cent said they have the cash to buy their home outright; but 46 per cent would not make changes to their mortgage without considering it as part of their overall financial plan.With property portfolios which include additional commercial or residential real estate (32 per cent), additional homes for recreational use (51 per cent) and investment rental properties (41 per cent), Canada’s wealthy should be ok in their retirement years, but even then mortgage-free is not the plan for a quarter of respondents.

Unless you're consistently finding product packaging in the refuse you can use to gauge consumer preferences, it might be only a marginal idea.Maybe consider posting a survey in the laundry room asking for the tenants' feedback: "Would you find a laundry detergent vending machine helpful?"

When house finished we pay extra to survey company to put extra stick on the edge since its almost 2 acre and there are hills and a lot of trees.

We would appreciate any insight on the purchase process and financing connections we can get.Assumptions: 1) Credit score of all parties is 720 or higher. 2) For our due diligence, we are planning to have the following done:  a) An inspection  b)  A PCA (this includes an alta survey and an environmental study)3) We would like to put as little as possible down and obtain the longest amortization possible.

In the meantime, read and study as much as you can about all aspects of this field.Any legitimate real estate transaction of any substance requires attorneys to review and create contracts and deeds etc, earnest deposit money, substantial due diligence money for appraisals, surveys, environmental assessments (phase1 etc) and inspections.

If something sounds to good to be true it generally is and some companies will keep ramping up fees in smaller increments to get the buyer more committed to them in lost money if the deal is not funded.There are lender deposits that go to appraisal,phase one, survey,site inspection,etc.
