@Steve Morris, I agree with you that there are a few realtors that know how to do more sophisticated seller/bueyr solutions but most don't.

But thats to make it clear, to increase rental, would make the explanation more sophisticated.

If you already have the space and the machinery set up, I'd keep it and optimize further (i.e. vending machines)

Theses businesses handle anything from agriculture products, machinery, re-packaging and final shipping.

I've typically always done them myself but I now have a couple properties in multiple states & I am beginning to think it may be wiser to get a  real estate sophisticated CPA onboard starting for FY 2020.  

Alternatively if you're sophisticated with brokerage connections you could put that chunk down for a larger 10-14 unit apartment building.

It would simply be too risky of a venture for a sophisticated private money lender to put their hard-earned money at risk on a deal with someone who is - not only new to investing - but also has no skin in the game.

Now, I understand that if one makes a lot of unsolicited offers, there is a slightly higher probability that one could hook a less sophisticated seller.

@Matt Ridenour I would present the seller with 3-5 options, depending on how sophisticated they are with real estate.
