We are considering various options: If we sell it it will be to reinvest, probably in WNC or SCOur options as we see it:1) Sell as is.2) Divide the land and sell house as is.3) Divide the land and sell both.4) Divide the land and build on the second lot selling one or both.OR:5) Reno and sell with one of the above scenarios6) Reno and continue to LTR, MTR (current prop management doesn't think it is a good STR). 7) Reno option would entail different levels of reno for selling or renting. 

I also stress to them the fact not to use abrasive scouring pads to "clean" stainless steel. 

I am a licensed broker and in addition to co-owning the PM co I am active in working with investors looking in the Tampa Bay area for rentals, so I scour the MLS daily and always catch them as they are listed, or have access to off market as well.  

I've scoured the internet and can't find any info regarding the potential downside of receiving a federal K-1 vs. state K-1s.

There are companies scouring every inch of real estate, coast to coast, who do this full time, have plenty of funding, experience, and often, political connections- they can definately see these properties, yet haven't snatched them up before you.Too small of a project for them perhaps?

Vanida P. you might want to find an agent (or use homesteadnet.com) to scour the MLS for Irondequoit and East Rochester houses daily as sometimes you can find a low priced deal in those areas to flip which might have more upside.

. 😐  I’m always scouring the area for outdated single-family’s that meet 70% ARV minus repairs.

Scouring the MLS and I paid cash with a quick close, 3 days for inspection + 1 day to review, once title is ready I close!
