That has stifled if not almost rendered the lease option, owner financing, etc biz totally sterile.

@Alvin Grier My point was, whether by FOIA, or by other method of request, they simply can't tell you if the property has clear title.....they can only tell you what is recorded in their dept.....which the whole purpose of a title do. questing 3 or 4 different depts during a title search, and the Title Co. renders an opinion about the insurability of a property....not the dept they requested the info from.

The resultant court battle took about five years to resolve and littered the record with all sorts of affidavits, lis pendens and other fun liens, which eventually was resolved when dad died and the son actually acquired title anyway, rendering the whole issue moot. 

I am sure there is a proper way to do it - or certain circumstances render a success more than others.

3 If we hold the after-rehab properties for renting out, does the rent has to be rendered by renters to LLC bank account?

I am looking to develop some land and would like to build some connections so I can start getting plans/renderings drafted.Whether they are seasoned or new I would love the opportunity to advance their business as I advance my own.Thanks,Kendra
