With the relaxation of ADU ("Granny Flat") regulations in CA, I decided to convert the existing separate garage (no rented) to an ADU while the main house is rented.

It might make it more of a relaxing experience for you.

You can relax a little bit. 

And it is a great place to have a more relaxed type of lifestyle and less expensive overall so I am a very well move there in the future especially as a retirement option. 

I also want to build the muscle of assembling teams remotely so I can repeat the process in whatever market has the highest potential.

As you know, the market is crazy right now EVERYWHERE making it difficult to find anything unless you are willing to go deep off market, pay well over asking, or relax your numbers a bit.You will have to find the market that makes sense for your goals.

Yearly leases allow me to relax a bit more on my vacancy.BUT it goes without saying if you lock in a year lease tenant, and they are a trouble maker...that creates a headache.

Also, I've always found when someone gets so angry that there must be some truth in the statement.Just my opinion anyway, so relax.....

Sometimes it just means relaxing, swimming, hiking, biking and grillin'.
