My understanding is that flippers and short-term vacation rentals (that operate more like a bed and breakfast, rather than a pure rental) will still qualify for the deduction.

When I gave him his notice to quit (noncompliance with rental agreement and tenant to maintain dwelling unit) and did the re-inspection 23 days later with an actual pest inspector, it was discovered he had essentially moved the whole kitchen/breakfast nook mess to his room and now his room is also a health and fire hazard as well because one of his entrances is blocked by his hoarding.My question is, based on your experiences and what you've read or heard, is it any easier or harder to evict someone for anything other than pay issues?

This tenant is going to make that day as difficult as she possibly can for you, so have a good breakfast, and make sure to have a stiff drink after dinner.As for the details most is covered here, but; confirm the garbage guies will pick it up, remember to bring new locks for ALL the doors (back, side, garage), plan to have your gues there the whole day, if there is not that much stuff to move out, they can start getting it ready for the next tenant...

The bill amends the Alcoholic Beverage Control (ABC) Act to clarify that certain property rented on a short-term basis is considered a bed and breakfast establishment for purposes of ABC licensing and that the exception from ABC licensing for serving alcoholic beverages to guests in a residence does not apply if the guest is a short-term lessee of the residence.

It's "underwriter discretion" on that one, and "underwriter discretion" is a bad place to be, since you as the borrower have zero control over if the underwriter's milk went bad ruining her breakfast that day, and you (presumably) don't want a half million dollar real estate transaction dependent on the expiration date on a $4 carton of milk.This is part of why CPAs and mortgage lenders are constantly at odds with each other, since great advice from a CPA focused on saving you tax dollars is often simultaneously horrible advice if you're goal is to buy a house next year and don't plan to pay cash.
