I would buy multi family 2+ units with 20% down. or single family home near hospital or tech hubs and rent it out on Airbnb . 

Blue collars most likely want to live near transportation hubs, white collars prefer away, quiet area etc.

I'm also looking at HUB and Fannie Mae financing options for low/no down payment.

Here are some facts about the Huntsville market in addition to being a hub for Boeing, Red Stone Arsenal, etc. 

Here are a few points that I'm mulling over;1) I intend to hire the services of a property management firm so this will automatically be factored in to the cash flow.2) In the circumstance that I need to travel to any of these places, I have found that Austin and Portland would have higher travel expenses only because they are not travel hubs (airports) like Denver, Seattle or San Diego.

The State of New York is also investing resources in the area, trying to make it a world nanotech hub.  

Texas has benefited from NAFTA as a key hub for trade with Mexico.
