If you can avoid paying the high fees do it.You can use opm, work alongside a mentor, or whole sale and still make money with little to no money down.

You get to learn at the REI as well as network with people in your area.In fact, I found an expert flipper in my area at one of the REO meet up and he is willing to mentor me.

@Michael Prim if you are a new investor and this is your first crack at it, I'd try and hook up with a mentor, someone you can trust to run the numbers with you.
