Hello BPers...I've found a partner, and now we would like to build our team...I'm interested in small apartments (5-15 units) Budget as of right now is 60k-70k which should get us a down payment on a property $300k-350k...I'm looking at Atlanta (and close surrounding areas) and parts of Philly because I have family there and though I live in NYC, the numbers don't work for me (unless I find a hidden gem)...if anyone knows any good brokers/agents in those areas please let me know...or if you'd like to share any good advice and ideas, I don't really appreciate it.

Much of the inventory is lower end stuff but sometimes you can find a small gem that fits your criteria.

Also unless you really have a gem in an upscale geographic location avoid investing in PRE HUD MH's (built before June 15, 1976).

Their contractor cost for rehab is a little irrelevant and you don't know what hidden costs there were, holding costs, etc.
