I personally like Kissimmee because it can be very lucrative but it can be a difficult market - you'd have to knock the design and amenities out of the park, because if you don't, there are thousands of rentals that do and you'll fall to the wayside.

For me, I would just wait as a buyer until it falls out of contract then go in and buy it, or call the agent and be like "hey you know its a wholesaler who has it under agreement"....

I would contact the store or manufacturer and see if it falls under warranty.

AlsoMake sure you have insurance as temp fences fall down all the time and can cause damage to vehicles or things nearby

Weeds were 3 feet high, fences and railings falling over, wood rotting out, roof with moss peeling back the roof to allow in water. 

And if the sky does fall and this debt crunch materializes (bear), and I help the buyer who picks up that hotel on the cheap, that works for me too.

IRS liens are no big deal.. worse case you just have to hold the property about 180 days and they fall off.. many people get scared of IRS liens myself I would target those as I knew many would not bid because of it..

We do have some distressed areas that come with 100-year-old run-down houses and challenging tenants to say the least - you literally hear brokers say "some idiot from CA will buy it".A great market to invest and I will continue to grow my personal portfolio, but don't fall for the cheap deal that looks good on your spreadsheet.

Rates could stay the same, but they could also rise (hurting equity value) or fall (forcing OP to reallocate).
