the ONLY feedback is going to generally be negative and frustrate the seller.On my high end flips in Charleston  IE 1.5 mil to 2.0 mil there is a on line feedback from the showing agents that comes to us automatically our listing agent sets that up.. and as stated its more frustrating than helpful.IE 1. did you like the home                          No or yes if they dont write an offer its NO2. is it priced right                                  If they dont write an offer of course its priced too HIGH3. things you liked                                  House is nice but not a fit for our family4. things you did not like                        did not like the color of the Primary bedrooms bathroom and on and on.So bottom line if your not selling your over priced .. if its an odd floor plan or anything like that you should as the owner and with your brokers help understand that  and that its an impediment.. 

I would stick in some English Lavender right now as it should be in bloom until Sept/Oct. and will have a bright purple color- avoid boxwood bushes as they smell like cat urine. 

If you had spent a dozen years in property management, and are now looking to buy, I might invest with you.If you had wealthy family friends and hooked up with a very experienced operator, I might invest with you.If you had educated yourself and happened upon the killer deal, I might invest with you.If you are scrambling in the dark with no experience or capital, why would I invest with you? 

I would be inclined to order a deck cleaner/wash, a deck paint of your color preference, and general paint/staining supplies (brushes, rollers) from a nearby Home Depot/Lowe's, pay for them, and have them available for pick-up by the tenant at the contractor's desk. 

All that surrounds him in the empty dining room where he has eaten lunch and dinner for the past 55 years are old photographs on the dark wood-paneled walls.

Does anyone know whether or not I can build a box around the meter to allow for me to paint the same color as the brick of the home, and leave it to where the electric company can access? 

They may like colors that you think are ugly, they may not be as tidy as you would like them to be, but they are paying the rent. 

it's supposed to be refundable at closing but unclear if that's going to happen, I thought they would just let me know they don't want to do the loan instead of keeping me in the dark, I will send an email and figure out next steps, thank you for your input!
