We are contemplating doing a limited partnership where the investor will supply the funds for purchase and rehab and I am bring everything else, my crews, my knowledge, the deal, my management, etc. 

I did look them up in a google search before posting and found mixed reviews which is why I was looking here to find someone with personal experience with them.I am contemplating going in to contract with them and will follow up here with my experiences.

We have contemplated the SFH realm too but are still exploring what would get us bang for the (limited) buck we have.
