If you try to squeeze that out of the deal by reducing the estimated repair costs, inflating the ARV, or squeezing out the buyer's profits, it won't end well.Look for a deal where there is room to spare

It's been there probably 25 years & they still prefer it to the old laundry area in the basement.In Europe you will often see a compact washing machine under the counter-top next to the dishwasher.
