I would say that purchasing property in the Bakersfield area is definitely a good idea when looking for cash flow, especially since the CA market as a whole is anti-cash flow for the most part.  

For example, I know many neighborhoods in Sedona are turning anti-AirBnB.

Not just the moratoriums and cancel rent, but social media has become an echo chamber of anti-landlord rhetoric.   

Wages here aren’t going up much, and may be going down in the hospitality industry especially, as the casinos continue in their union-busting and anti-worker efforts.

@Angelou Masters that's actually one of my reasons i'm considering selling, this area has become so anti landlord that they are putting small-time/independent landlords at risk. 

Shulammite,Just be mindful of all the anti-LL laws in NY especially after new legislation that passed in 2019.

I felt with the anti eviction law, the tenants were not scared.

First NJ messed up with anti-eviction **** and then now this rent leveling that my tenant somehow caught up from somewhere.Rent levelling applies for old building and multi unit families apparently.

It is assumed by the state that any rental larger than a 1 bedroom will fall into this category at some point because of the anti-discrimination laws that prevent landlords from refusing a family because they have a child.

Don't even mess with the ones that are anti-business.
